Fulfillment Policy

At Glaciers Real Estate Inc. (“we,” “our,” “us”), we are committed to providing professional real estate and property management services with transparency, consistency, and reliability. This policy explains how services are delivered, expected timelines, and client responsibilities.

1. Scope of Services

Our services may include:

  • Property management and oversight

  • Leasing coordination and tenant communication

  • Maintenance coordination and reporting

  • Real estate investment and asset management support

All service details are defined in a written agreement prior to the start of services.

2. Service Delivery

  • Property Management: Services are delivered according to the management agreement, including inspection schedules, reporting timelines, and maintenance coordination.

  • Leasing Services: Marketing, screening, and leasing activities are performed in accordance with agreed terms.

  • Asset / Investment Oversight: Reporting and strategic guidance are delivered per contract scope.

3. Timelines

  • Service start dates are determined by the executed agreement.

  • Ongoing services follow the cadence outlined in the contract (monthly, quarterly, or as specified).

  • Delays caused by third parties, tenants, vendors, weather, or client response time will be communicated when possible.

4. Client Responsibilities

Clients agree to:

  • Provide accurate property, ownership, and tenant information

  • Maintain required insurance and legal compliance

  • Respond promptly to requests for approvals or documentation

  • Fulfill payment obligations as outlined in the agreement

Failure to meet these responsibilities may result in service delays.

5. Changes and Modifications

Any changes to scope, services, or timelines must be agreed upon in writing. Additional fees may apply for work outside the original agreement.

6. Cancellations & Refunds

  • Property Management: Termination terms are governed by the management agreement.

  • Leasing & One-Time Services: Fees may be non-refundable once services have begun.

  • Prepaid Fees: Refund eligibility is determined by contract terms and work performed.

7. Policy Updates

This policy may be updated at any time. Updates will be posted with a revised effective date.
